SUBSTITUTE TRUSTEES’ AUCTION – Thursday, April 8th @ 11:00 A.M. – Located at  9731 Clemsonville Road, Union Mill, Maryland 21791, this 80.89 acre Horse Farm is believed to be comprised of approximately 60 acres of fenced pastures and work acres, 5 acres of homestead, and 15 acres of wooded boundary and under-utilized land. According to information based on a January 2018 exterior inspection by a third party, the property is improved with a colonial-style dwelling, a tenant house, and miscellaneous agricultural outbuildings.  The farm offers or has offered horse boarding, breeding, lessons, training and breaking.  

The colonial-style main dwelling is believed to be approximately 4,079 square feet of gross living area, originally constructed circa 1880 and essentially rebuilt in 2006 and offering a foyer, living room, dining room, office, family room, kitchen, breakfast area, powder room, laundry, and two car garage on the main level.  There are believed to be four bedrooms and three full bathrooms upstairs, plus a bonus room over the garage.  Additional features include a basement, front porch, rear deck, and two zone HVAC.

The split-foyer style tenant house is believed to be approximately 1,232 square feet of gross living area and offering a kitchen, dining room, living room, three bedrooms and two full bathrooms, plus a two car, basement garage.
