Inn at Kelly’s Ford, Remington, Virginia:

When an owner operator of a 138 acre resort needed to sell, she reached out to RealMarkets.  Our reputation as being a broker with strategic sale strategies was a primary reason for her interest in what we thought was the best way to expedite the sales process.  When selling an on-going business opportunity, like the Inn at Kelly’s Ford, an expeditious sale can often be the best approach.   This historic property featured rolling, riverfront Virginia horse country property with lodging, hospitality and equestrian assets.  The Inn was ideally suited for the entrepreneur that was ready to put their market on this expansive property.  RealMarkets recommended that the owner sell the property through an Absolute Auction process, meaning that the property and all of it’s assets would sell to the highest bidder.  After an extensive auction marketing campaign, and a well-attended auction with over 100 people in attendance, the property sold to the highest bidder and closed shortly thereafter.  Our creative approach to realizing market value in the shortest amount of time solved our clients needs.

Chesterbrook Farms is one of the quietest, most beautiful subdivisions in McLean, with a collection of charming million dollar homes.   When RealMarkets was contacted by a Chapter 7 Bankruptcy Trustee to sell the property, we couldn’t wait to get started.  Once we had full access to the property, and initiated the marketing campaign, we realized that the legal side of the transaction, including negotiating the short sale approvals with multiple lenders and the IRS, would take some time.  However, we didn’t let these obstacles keep us from being successful. Over the course of the next year, we had the property under contract multiple times, with the first two contracts falling out due to the slow response from the short sale lenders.  But we were not deterred.  As they say, the “third time is a charm” and that was the case here.  The buyer stayed with us during the short sale negotiation process and we were able to get the property sold.  This beautiful home deserved a new owner that would love and care for this spectacular home to make it their own.   We found a new owner and helped the previous owner obtain a release of their obligations on their mortgages and a substantial pay down of some outstanding tax liabilities.  It was complicated, but we like complicated.  When we work together with our Trustee clients and their attorneys and advisors, we can produce results.

Step back, close your eyes and visualize living in a French Country estate, and that’s where this property takes you.  Located in among the horse-filled fields and Loudoun County wine country, this 10 acre, five bedroom estate takes you to where you wanted to be.  We were pleased to have the opportunity to sell this luxury home since it was such a unique and well-cared for residence.  Our marketing approach quickly led to multiple offers.  We focused on highlighting every detail, from the Mexican tile floors, to beam ceilings or the Pioneer wood floors.  We worked closely with our professional photographer to make sure every angle and every feature were captured with the high resolution photographs. Through our expansive marketing resources available through Century 21 Fine Homes & Estates, we professionally presented this property to a wide range of buyers and brokers, resulting in a successful transaction.  Details matter, and with this property, we didn’t miss any.
